Springfield mail is wider than the Springfield census place. ZIP codes 22150 through 22153 cover about 108,600 people and take in Kings Park, North Springfield, West Springfield and Franconia, while the census place itself counts 10,801 homes: 57 percent detached, 13 percent attached and 27 percent in buildings of ten or more units. A batt only works where the framing is bare and the cavity is yours, so our Springfield batt list is shorter than those housing numbers suggest.

It mostly comes down to three places. Basements under the 1960s ramblers of Kings Park get finished. Attic floors over 1950s houses around Backlick Road, the largest decade in the census count, sit under a thin old layer. Garage ceilings and knee walls on the split-levels off Old Keene Mill Road and Rolling Road were often never touched.

Every row assumes a bare, dry cavity. We measure the bay before choosing the product, cut around pipes and wires rather than laying fiber over them, and stop 3 inches short of any recessed can that is not rated for insulation contact. Air leaks get sealed before the first batt goes in, since fiber slows heat but not moving air.

Springfield spaces a batt cannot handle

  • Plaster or drywall walls that are staying put have hollow bays behind them. Those are drilled and filled, which is the cellulose method.
  • An attic floor crowded with bracing, cable runs and duct boots defeats a rolled product. Blown fiberglass flows around all of it.
  • A leaking rim joist or an overhang above a garage door needs an air seal more than an insulator, and spray foam does both.

Nothing forces an older Springfield house up to a particular R-value. ENERGY STAR suggests R-49 to R-60 in attics, and the 2021 code numbers apply only to new work and additions.

One Kings Park basement room, framed and wired

A 1960s Kings Park rambler has a 14 by 22 foot rec room being framed into the basement, with two exterior walls of 2x4 studs. After the electrician finishes rough-in we check the concrete and the bottom plates for stains, because damp framing has to be dealt with before anything goes behind drywall. R-15 batts are cut to each bay, split around boxes and pipes, and left to fill the cavity fully without being pushed back. One room sits in the $800 to $2,500 band. The batts go up before drywall and on the county inspection schedule, which means one visit and a wait for the inspector.

A North Springfield house: 1,250 square feet of attic floor and a garage ceiling

Old R-11 has slumped to a few inches across the attic floor and the garage below has a bare 380 square foot ceiling. The attic takes R-30 along the joists and R-19 across them, at $1.20 to $2.00 per square foot, or $1,500 to $2,500. The garage ceiling at $1.50 to $2.50 per square foot adds $570 to $950, so the pair costs $2,070 to $3,450. Before anything is laid we seal the top plates, set baffles at the eaves and run the bathroom fan duct outside. The hatch is a 22 by 30 inch panel, so the rolls are cut short to pass through it. The job takes a day.

Permits: who decides at a Springfield address

Springfield has no town hall of its own. Fairfax County Land Development Services, in Suite 324 at 12055 Government Center Pkwy in Fairfax, answers at 703-222-0801 for every address here. Virginia's code does not list insulation among its permit items and lets the building official treat minor, ordinary work as exempt, so a batt layer in an existing attic is usually not a permit job. The official still has the last word, and we ask LDS before we schedule. Finishing a basement, removing or framing a wall, and any electrical, mechanical or plumbing change do need a permit.

Historic review, neighborhood groups and utility programs

No Historic Overlay District turned up under the Springfield name. The one National Register listing we found, the Sydenstricker School on Hooes Road, is a single building. Kings Park and Ravensworth Farm have civic organizations, and we do not know their rules. Dominion Energy supplies the electricity and Washington Gas the gas. Dominion's Home Energy Evaluation names attic, wall and basement wall insulation among its measures but publishes no dollar amounts, so we make no rebate promises.

Batt questions from Kings Park to Franconia

What would batts cost for a rambler with a finished basement and an attic?

For a house with a 1,000 square foot attic floor and two basement rooms, expect about $2,800 to $7,000. The attic at $1.20 to $2.00 per square foot is $1,200 to $2,000, and each room sits in the $800 to $2,500 band. A garage ceiling in R-30 or R-38 is $1.50 to $2.50 per square foot, and a knee wall is $600 to $1,800 per area.

Can my Kings Park basement walls take R-19 instead of R-15?

Not in 2x4 framing. R-19 is 6.25 inches thick and a 2x4 bay is 3.5 inches deep, so the batt would be squeezed and lose the value on its label. R-15 is the densest batt that fits that depth. The 2021 code lists R-13 in the cavity or R-10 continuous for new basement walls, so R-15 clears it.

My mail says Springfield. Does the census place matter for my insulation?

Only for the housing statistics. Every address under ZIP codes 22150 through 22153 is in unincorporated Fairfax County, so the same permit office applies whether the house is in the Springfield census place, Kings Park, West Springfield or Franconia. What matters for batts is whether your cavities are open and who owns them.

Should the old R-11 in my attic come out before new batts go down?

Dry batts that still have some loft can stay and be covered. Wet, animal-fouled or completely matted ones come out. Vermiculite is different, because EPA says to assume it contains asbestos and leave it alone, so we stop and you call an asbestos contractor. Air sealing happens before anything new is laid either way.

Will Dominion Energy pay for batts in my Springfield house?

Dominion's Home Energy Evaluation lists attic, wall and basement wall insulation among its measures, and the rebate depends on the measures installed.
