Batt Insulation for Annandale Basements, Garages and Open Framing

Most Annandale houses are single-family homes from the 1950s through the 1970s: brick homes in Broyhill Crest, split-levels and colonials in Sleepy Hollow Woods and on the side streets between Little River Turnpike and Braddock Road, and mid-century houses in Holmes Run Acres, near the Falls Church line. Attics usually still hold their original R-11 to R-19, and the lower level is often half finished. Fiberglass and mineral wool batts are the right material when a crew can see and reach both faces of the cavity. That means a basement finish, an addition, a garage ceiling with no drywall under it, or the knee walls behind an upstairs bedroom. Four places batts earn their keep in an Annandale house

Attic floors that need a top-up. In a 1960s rambler near Ravensworth Road the old R-11 batts are often pressed flat or pulled back from the eaves. New unfaced batts laid across the joists take the total toward R-49 at $1.20 to $2.00 per sq ft. If the floor is crowded with wiring, cross-bracing and can lights, loose-fill goes on faster and tighter, and we say so.

Basement walls during a finish. Once the studs are exposed, a high-density R-15 batt (3.5 in thick) fills a 2x4 wall properly. The 2021 code table asks for R-13 in the cavity or R-10 continuous on basement walls in new work. Rim joists are a different problem, and we send those to foam.

Garage ceilings under bedrooms. R-30 runs about 8.25 to 10 in thick and R-38 about 12 in. A 2x10 joist bay is 9.25 in deep, so the bay decides which one fits without crushing it.

Knee walls and hatches. The short walls behind dormer bedrooms need a batt and a solid backing so air cannot slip behind it, and the hatch needs its own insulated lid.

The garage ceiling is about 400 sq ft with the subfloor still visible between 2x10 joists. We fit R-30 batts so they fill each bay without being crushed and hold them up with wire or netting. Then we move to the bonus room, where the knee walls behind the dormer get a batt and a rigid backing, and the hatch gets an insulated lid. The garage ceiling at $1.50 to $2.50 per sq ft is $600 to $1,000, and one knee-wall area is $600 to $1,800. Together that is $1,200 to $2,800, done in one day, with the garage cleared for the crew.

The homeowner is framing two rooms against the foundation, and the exterior walls are open 2x4. We check the block or concrete for damp patches first, because moisture has to be fixed before anything is covered. Then we fit R-15 batts, cut around wiring boxes and split around pipes. We price each room in our single-room band of $800 to $2,500, so two rooms come to $1,600 to $5,000, and the high end is a room full of soffits and chases. It takes one to two days. Finishing a basement needs a Fairfax County permit, and we schedule around the inspections the county calls for.
