Dunn Loring is a place of single-family houses and people who stay in them. The Census Bureau's 2020 to 2024 figures count 2,926 homes, about 91.5 percent of them detached, with 92.7 percent of occupied homes owner-occupied and a median year built of 1979. The 1960s stand out at 862 homes, nearly 30 percent of the total. Dunn Loring Woods alone was 550 single-family houses, begun in late 1961 by Yeonas Realty on about 300 acres between Cedar Lane, Gallows Road and the line of Interstate 66, and finished by the summer of 1964.
Owners who stay remodel where they are, which is why most of our batt work here is kitchens, rear bump-outs and finished attics. Plenty of mailboxes read Vienna, VA 22180, yet Dunn Loring is unincorporated Fairfax County with ZIP 22027, and the Town of Vienna has no say over permits. Pimmit Hills and Idylwood are separate neighboring communities, and the Metro station at 2700 Gallows Road and the Mosaic District are both placed in Merrifield.
Where a batt is the right call near Gallows Road
The wall is open. A kitchen down to the studs or a bump-out with new framing leaves bare cavities, and a batt cut to each bay is quick and inexpensive.
A bedroom sits over the garage. With the garage ceiling open, R-30 or R-38 batts fill the joist bays, and joist depth decides which.
The attic floor has clear joists. A second, unfaced course laid across the old one reaches R-49 with very little fuss.
An interior wall should be quieter. Mineral wool between a bedroom and a bath or home office takes some of the edge off sound passing through.
It is the wrong tool in a few places. Closed, finished walls get dense-pack cellulose. An attic floor crowded with wiring, bracing and ducts is easier with blown fiberglass. A furnace or ductwork living in the attic points to spray foam, which can bring that space inside the thermal boundary. And wet or fouled old insulation comes out before anything new goes in.

The addition is roughly 10 by 14 feet, with three new 2x6 walls, a floor over a short crawl space and a flat ceiling. The walls take R-21, the floor R-19, and the ceiling gets R-30 crossed with R-19 for R-49. Every batt is slit around outlet boxes and pipes instead of stuffed behind them. Single-room work falls in our $800 to $2,500 band, and a room with a floor and a two-layer ceiling sits in the upper half, around $1,600 to $2,500. Adding a room is permit work with Fairfax County, so the bays stay open until the inspector passes the framing. One day.

The old batts are gray along the top plates. The hatch is about 22 by 30 inches, so R-38 unfaced batts go up rolled, boards protect the hall ceiling, and the plates, wire holes and fan housing are sealed. The bath fan duct is extended to a roof cap, baffles hold each soffit open and two non-IC cans get covers. R-38 laid crosswise over R-11 makes R-49. At $1.20 to $2.00 per square foot the floor is $1,260 to $2,100. One day, with the hatch weatherstripped on the way out.
Fit, sound and code numbers in one place
Fit decides performance more than the label does. Fiberglass R-13 and R-15 are 3.5 inches thick and belong in 2x4 walls, R-21 is 5.5 inches for 2x6 walls, R-19 is 6.25 inches, R-30 runs about 8.25 to 10 inches and R-38 about 12. Mineral wool packs more into the same depth, with R-15 at 3.5 inches and R-23 at 5.5. For new work, Virginia's 2021 code lists R-60 at the ceiling, accepts R-49 where it lies uncompressed at full height over the top plates, and asks for R-15 in a wood-frame wall cavity. An existing house has no required retrofit, so R-49 in an old attic is ENERGY STAR guidance and your choice.
Permits: Fairfax County, whatever the mailing address says
Land Development Services, 12055 Government Center Pkwy, Suite 324, Fairfax 22035, telephone 703-222-0801, issues building permits in Dunn Loring. The county's permit page never mentions insulation, and Virginia leaves minor, ordinary work to the building official, so adding batts to a house that stands is typically not a listed trigger. We phone LDS before we start all the same.
Kitchens, finished basements, wall removal, wiring and mechanical changes are permit work, and so is disturbing asbestos. When batts ride along with a remodel, the remodel's permit carries them.
No overlay district, and a civic association that is not an HOA
Fairfax County has 15 historic overlay districts and none carries the Dunn Loring name; we found no National Register district here either. The Dunn Loring Woods civic association calls itself voluntary rather than a homeowners' association, and we know of no insulation rule from it. If your street has covenants, send them and we read them before quoting.
Dominion is the electric utility, Washington Gas the gas utility and Fairfax Water the water supplier. Dominion's Home Energy Evaluation lists attic and wall insulation among covered measures through participating contractors, and we promise no rebate amounts.

My Dunn Loring Woods house dates from 1962. Does the civic association have insulation rules?
The association describes itself as voluntary and not an HOA, and we know of no insulation rule from it. Covenants on an individual street are a separate matter, so send them along if you have them and we read them before we quote.
Will mineral wool batts make a bedroom wall noticeably quieter?
They help with sound passing between rooms, such as from a bath or home office, because the batt is denser than fiberglass. They do not soundproof a wall, and noise that arrives through windows or ceilings needs other fixes. We price mineral wool job by job.
Can R-38 batts get through a 22-by-30-inch attic hatch?
Yes, rolled or cut short. We hand them up in bundles, lay boards across the joists and cover the hall ceiling below. The limit is the carry, not the batt, so a small hatch adds time more than anything else.
Is the old R-11 in my 1980s Dunn Loring attic worth keeping?
If it is dry, it can stay as the bottom layer. Flattened batts deliver less than their label, so we count on the new course for most of the R-value, and R-38 over R-11 makes R-49. Batts that are wet, matted with droppings or blackened come out first.
