Blown fiberglass gives about R-2.2 to R-2.9 per inch, so the depths above come from the bag label and not from habit, and the same label gives coverage per bag, which lets us price an attic by the bag count and not by guesswork. Existing Merrifield homes have no mandatory retrofit level. We set depth rulers on the rafters, and before blowing we seal the top plates, set baffles so a 1-inch air space stays open at the eaves, and duct any bath fan that stops at the floor.

The attic is blown to R-49 at $0.90 to $1.60, or $990 to $1,760, for a combined $1,710 to $2,960. We return after the drywall crew, and a kitchen renovation is county permit work.

The 780 square foot attic has an existing layer near R-38, and top-up to R-49 at $0.90 to $1.60 per square foot is $702 to $1,248. How many bags does a 780 square foot townhouse attic take to reach R-49 with blown fiberglass?
One manufacturer chart lists 22.2 bags of 32 pound fiberglass per 1,000 square feet for R-49 at about 16.75 inches deep, which works out to roughly 17 bags for 780 square feet. Other products differ, so we follow the label on the bag we use. If the attic already holds R-38, the top-up takes far fewer.
The old insulation over my Merrifield ceiling is gray along the top plates. Did something go wrong?
No. The gray is dust that moving air carried through the fiber and left behind, so it marks where heated air is leaking up into the attic. It is not mold, and it is not the insulation cleaning your air. The fix is air sealing at those spots before any new fiber is blown over them.
When would a Merrifield homeowner need BIBS instead of drilled dense-pack?
Only when the studs are open, such as after a kitchen gut or on a new addition. Fabric is stapled across the bays, fiber is blown through a slit, and drywall must cover the fabric afterward. Finished walls that are staying closed cannot take BIBS and are drilled and dense-packed without fabric, often with cellulose.
Who decides if a blown fiberglass job in my Merrifield townhouse needs a permit, the county or the HOA?
They decide different things. Fairfax County Land Development Services and its building official decide on a building permit, and blown insulation in an existing attic is usually not one. The association decides whether anyone may enter a shared attic or roof space, and we have not read any Merrifield association's rules. We call the county and ask you to check with your manager.
Can you blow fiberglass over a garage ceiling that has a room above it?
Rarely by blowing. A garage ceiling under a living space is usually a closed joist bay, so it is filled from below with netted or batted fiberglass, or sprayed.
